AUCTION TERMS & CONDITIONS
Method of Sale: The sale of this property sells at Absolute Online Auction on November 10th, 2026. Bidding will be open for two weeks prior to the closing date.
Payment: The winning bidder will be required to make a non-refundable down payment for the property on the day of auction with the signing of an Adam Marshall Land & Auction, LLC purchase agreement. Wire transfer, certified or personal check accepted. The balance will be due at closing.
Closing: Closing date to be on December 10th, 2026 or sooner.
Possession: Full possession of the property will be given upon closing.
Financing:
This sale is NOT contingent upon the buyer obtaining financing. Prospective buyers should make all financial arrangements prior to the auction.
Condition:
The property is selling in “AS-IS” condition. There are no warranties expressed or implied as to the condition of the property.
Taxes:
2026 real estate taxes will be paid by the seller. 2027 real estate taxes will be paid by the buyer.
