Located: 3 miles north of St. Libory on HWY 281 and then ¾ miles West on L Road

Legal Description: The Northeast ¼ & Northwest Quarter of Section 1, Township 13 North, Range 10 West of the 6th PM in Howard County, NE less the building site on the east side of the property.

Taxes: 2022 Total Taxes are $6,137.12 – This includes the house which is being surveyed off from this property.

About: Well located farm and pasture just 5 miles southeast of St. Paul or 3 miles northwest of St. Libory. This tract includes 314.96 acres more or less. There are 88.5 acres of dry cropland that is level to rolling. The balance of the property is pastureland. There is barbed wire fence around the crop land to separate it from the pasture.

There is solar livestock well on the west end of the property. The solar equipment belongs to the pasture tenant. The current pasture tenant has an oral agreement with the house tenants on the east side of property for water.

The building site on the east of the property is being surveyed and is not included.

Method of Sale: The sale of this property sells at Absolute Live Auction. Online bidding will available with prior registration and approval.

Payment: The winning bidder will be required to make a predetermined non-refundable down payment of $50,000 the day of auction with the signing of an Adam Marshall Land & Auction, LLC purchase agreement. Wire transfer, certified or personal check accepted. The balance will be due at closing.

Closing: Closing to be on July 11h, 2023 or sooner.

Possession: Full possession of the property will be given upon closing, subject to the current tenant’s lease. Seller & Buyer will split 50/50 the cash rent and real estate taxes for 2023. The buyer will have possession of the pasture on 1/1/2024 and the entire farm on 3/1/2024.

Financing: This sale is NOT contingent upon buyer’s financing. Prospective buyers should make their financial arrangements prior to the auction.

Condition: This property is selling in “AS-IS” condition. There are no warranties expressed or implied to the condition of the home or property.

Taxes: 2022 and previous years real estate paid by the Seller. The 2023 taxes will be split 50/50 between the buyer and seller. The 2024 and subsequent years will be the responsibility of the buyer

Title: Seller to convey title by warranty deed. Merchantable title will be made available. The cost of title insurance and escrow closing fees to be divided equally between the buyer and seller.
